Rinnai code 12 means Flame Failure: the burner lit or tried to, then the heater lost the flame signal. First check that gas is on at the heater, meter or propane tank, and that nothing blocks the outdoor vent. Rinnai's diagnostic code manual assigns the rest to qualified technicians.

Code 12 is the Flame Failure fault in Rinnai's diagnostic manual, and it applies to both SENSEI and Non-SENSEI heaters. The distinction from code 11 matters: code 11 means no ignition, while code 12 covers a flame that did not hold, or a fault that looks like one to the control board. Checking starts at the gas supply either way.
Rinnai's older condensing-model bulletin gives a similar code 12 list and adds loose power supply connections and voltage drops, per Rinnai Technical Bulletin 75, August 2010.

Yes, on SENSEI heaters the timing changes the diagnosis. Rinnai's manual says a code 12 that appears the moment water starts flowing, with no flame visible in the burner box, means an electrical short in a component. A code 12 that follows a visible flame sends the technician back to gas, venting and the flame rod.
For the instant version, page 19 of Rinnai's diagnostic manual names the likely locations: a wiring harness, the water flow control valve, the bypass valve, or any other part of the DC circuit. The method: unplug one component at a time and try to cycle the heater; if it cycles three times with a part unplugged, that part holds the short. Power must be off before the fan motor is unplugged or reconnected, or the motor can short out.

Start with the two checks Rinnai puts first: gas turned on at the heater, meter or tank, and gas in the propane tank. Then look at the vent terminal from outside. If the code persists, the rest of Rinnai's code 12 list carries its own warning that you must be qualified to service gas systems.

Rinnai's numbers for those steps: the pressure-drop limits are based on NFPA 54 (ANSI Z223.1) for black iron pipe at gas pressures up to 14 inches water column, the electrode gap is 0.138 in. (3.5 mm), maximum inlet pressure is 10 in. on natural gas and 13.5 in. on propane, and the SENSEI solenoid should read 18 to 22 ohms or 11 to 13 VDC, per Rinnai document 100000652, pages 18 and 19. Safety: when to stop and call a licensed pro. Stop if you smell gas. Rinnai's instructions are to leave the heater unlit, avoid electrical switches and phones inside, call the gas supplier from a neighbor's phone, and call the fire department if the supplier cannot be reached. Stop if any part of the heater has been under water. Stop before removing the front panel: Rinnai limits its troubleshooting steps to trained and qualified professionals and says adjusting the internal gas valve voids the warranty. Rinnai's code 12 list never mentions outdoor temperature, so a winter-only pattern has to be traced through the causes it does name. The listed causes most able to change with the season are a vent terminal blocked by snow and exhaust being pulled back into the air intake.
Rinnai's RX manual, on page 64, tells owners to inspect the vent system for blockages including snow or other debris, per the SENSEI RX manual, March 2025. Rinnai's diagnostic manual adds that poor terminal clearances or partly engaged vent joints can recirculate combustion gases and cause a code 12.
Moisture is the other seasonal suspect: step 15 says damp connections can short a circuit and lead to code 12. Rinnai's documents do not tie code 12 to propane tank temperature.
No pilot light, and no thermocouple on Rinnai's code 12 checklist. Some pages ranking for this code tell owners to make sure the pilot is lit or to test a thermocouple. Rinnai's RX manual states the heater has no pilot, uses an ignition device that lights the burner automatically, and must not be lit by hand.
That statement is on page 54 of the SENSEI RX manual, March 2025. The flame is sensed by a flame rod, and the code 12 steps on pages 18 and 19 of Rinnai document 100000652 deal with that rod, its wiring and its sleeve. The only thermocouple test in that manual is under code 31 for the RH180 hybrid unit.
Switching the heater off and back on clears the display, not the fault. The SENSEI RX manual's clearing method, printed in its condensate pump test, is to press On/Off, wait five seconds and restore power. A code 12 that returns on the next hot water draw means one of Rinnai's listed causes is still present.
For the history, with the heater switched off, hold On/Off for two seconds and then press the up arrow at the same time; the last nine codes flash one after another, and the same press exits. Both procedures are in the SENSEI RX manual, March 2025, pages 41 and 58. A mix of 12s and 19s points to the electrical side.
Expect a technician's diagnostic time plus a part if the flame rod is at fault. HomeAdvisor, in a guide updated June 19, 2026, reports tankless repairs averaging $600, typically $75 to $1,300, with hourly rates of $45 to $200. It pays when a part failed from a defect, not when installation or upkeep caused the code. Rinnai's SENSEI limited warranty, dated October 2024, excludes improper venting, incorrect gas pressure and vent blockage. Several code 12 causes fall under those headings.

On residential units, the same document gives 5 years on parts and 5 years on reasonable labor if the heater was registered within 90 days, with labor otherwise defaulting to 1 year, per Rinnai, October 2024. Repair, in almost every case. Every item on Rinnai's code 12 list is a part, a setting or an installation fault, and none requires a new heater. The case for replacement is a heater outside its warranty terms whose repair quote comes close to the price of a new installed unit.

Rinnai's code 12 checklist does not list water flow. Its manual links flow below the heater's minimum to on-off cycling and cold water sandwiches, under its No Code section on pages 60 and 61.
No. Rinnai defines code 11 as No Ignition and code 12 as Flame Failure. The first checks overlap, since both begin with the gas supply, but code 12 adds vent recirculation, grounding and the SENSEI short-circuit test.
Code 19 is Electrical Grounding in Rinnai's diagnostic manual, page 27. Rinnai groups an immediate code 12 or 19 with no visible flame as a sign of an electrical short in a component.
Rinnai's step 16 says to isolate the problem heater from its MSA or MSB controller and fire it alone. If it runs without further code 12s, the controller's electronic board may be defective.
