The one line item it explicitly excludes is the permit. That is the gap this page closes.

How Do the Equipment and Labor Numbers Add up to the Installed Total

Equipment and labor are each published at $1,637.62 to $1,841.03, and adding them gives $3,275.24 to $3,682.06, close to but a little under Homewyse's published installed range of $3,293 to $3,859, dated May 2026. The small remaining gap covers installation supplies, equipment rental and debris disposal, which Homewyse folds into the total rather than pricing as a separate line.

That arithmetic matters because it tells you what is already paid for. The vent ducting upgrade and the gas connection upgrade to 200,000 BTU are not add-ons quoted on top of $3,275 to $3,682, they are already part of why the published range sits where it does. A contractor's quote that itemizes venting or gas line work as a separate charge, on top of a number close to the unit and labor lines alone, is pricing the same scope twice.

What the published total does not fold in is anything Homewyse's own job listing excludes: removing, relocating or modifying existing framing, surface finishes, electrical or plumbing systems, sales tax, and, notably, permit or inspection fees. That last detail is the one to notice: this bundle already assumes a gas connection upgraded to 200,000 BTU, which is exactly the kind of work Fixr ties to the upper part of its permit range rather than the $25 to $300 a simple like for like swap might draw. Add the full permit range to the installed range and the checkable, all in total becomes $3,318 on the low end to $5,359 on the high end.

An installer's written estimate should say plainly whether the permit is included in the number you are looking at. If it is not itemized, ask, rather than assume it is folded into a quote that looks close to Homewyse's published figure.

Why Do Other Published Totals for Gas Tankless Installation Look Lower

Fixr's own breakdown on that page shows the math: a $500 to $2,000 gas unit plus $900 to $1,500 in gas labor equals its $1,400 to $3,500 total. Separately, that same page prices gas line installation at about $500, but only when converting from a tank, treating it as a scenario rather than standard scope. Homewyse's total takes the opposite approach and prices the 200,000 BTU gas connection upgrade as standard for every gas tankless job, folded into both the equipment and labor lines rather than listed as an optional extra.

Which figure applies to a given house depends on whether the existing line already supports the new unit's Btu draw. A written estimate should say which assumption it is making rather than leave it implied.

When Does the Gas Line Actually Need to Be Upsized

Gas line and combustion air sizing follow the appliance's Btu rating, not the fuel type of the unit being replaced, which is why a tankless model with a higher input than the tank it replaces commonly needs the supply resized. A dedicated circuit for the control board and igniter, since Noritz specifies 120 volts AC at 5 amps maximum, dated February 26, 2022. And any framing or fixture repair, which Homewyse's listing excludes outright.
